Godrej Properties reported 62 per cent decline in its consolidated net profit in second quarter of FY27 to ₹154 crore due to higher operating costs.
In the same quarter last year, the company reported net profit of ₹405 crore.
Total revenue rose 38 per cent y-o-y to ₹2,575 crore. However, the value of booked properties declined 6 per cent to ₹8,008 crore due to the deferral of some property launches to the third quarter. The company sold 3,658 units during the second quarter with a total area of 6.2 million square feet.
Total expenses rose 90 per cent to ₹2476 crore on a y-o-y basis. EBITDA declined 72 per cent to ₹171 crore.
“While some of the headline earnings and bookings numbers for the quarter look muted, Q2 was a very strong operating quarter with sustenance sales growth of 83 per cent y-o-y to ₹5,054 crore and cash collections growth of 31 per cent y-o-y to ₹5,318 crore. We only launched one third of our expected annual launch pipeline in the first half of the financial year and were still able to deliver 43 per cent of our annual bookings guidance highlighting the continued strength of underlying demand in the sector,” said Pirojsha Godrej, Chairperson, Godrej Properties Ltd.
“We remain confident of surpassing our full year guidance across all key operating metrics. We are especially focused on generating strong cash flows and expect ₹15,000 crore of collections and ₹7,000 crore of operating cash flow in H2 FY27. This will allow us to both invest for continued growth while being free cash flow positive for the period,” he said.
